Built in 1917 as Omaha’s only example of Jacobethan Revival Architecture, The Margaret is a historic landmark built in what was once a streetcar neighborhood. The area had since become run down, and the Omaha Economic Development Corporation (OEDC) took over The Margaret in the hopes of reviving the building and providing low income housing for the community. OEDC approached APMA because of the firm’s extensive experience with adaptive reuse and historic preservation, coupled with its commitment to sustainable design.
The three-story building includes a total of 16 residential units with a mix of one, two and three bedroom residences to appeal to a variety of tenants. The building is now heated and cooled via ground-source (geothermal) heat pumps. New insulated glass window help regulate temperatures while blending into the building’s unique façade, while each unit’s original balconies now open to a rear “light court” providing added daylight, ventilation and air circulation.

The client’s goals were to maintain historic character and integrity while incorporating sustainable design elements that blended with the existing architecture, making it more efficient and affordable. The team also had to address issues caused by age and neglect, including adding mechanical, electrical and trash removal systems, and incorporating ADA accessibility.
